Jomtien — the relaxed favourite

A long, swimmable beach, a big established expat community, plenty of condos and good food. Quieter than central Pattaya but still well-served. For many retirees, Jomtien is the natural home base.

Pratumnak Hill — calm and central-ish

Tucked between Pattaya and Jomtien beaches, “Pratumnak” is leafier and more residential, popular with those who want quiet without being far from everything. Generally a bit more upmarket.

Bang Saray — the village pace

Further south, Bang Saray is a former fishing village with a gentle, community feel and a slower rhythm. It suits people who want calm and don’t need nightlife or a big expat scene on the doorstep — at the cost of being further from Pattaya’s amenities.

Central Pattaya & Beach Road — busy by design

The central strip is lively, convenient and never dull, but the noise, traffic and tourist churn wear on many retirees over time. Some love being in the thick of it; most settle quieter.
